SNOW REMOVAL POLICIES
I. SNOW REMOVAL SERVICES
CSE Carpentry LLC provides seasonal snow-removal services for select residential properties, small parking areas, driveways, sidewalks, walkways, steps, and entryways.
Our snow-removal services are primarily designed for small properties and areas that can be serviced using snow shoveling and snow-blowing equipment.
CSE does not provide conventional snow-plowing services and does not service large commercial parking lots or properties requiring full-size plowing equipment.
All snow-removal services are provided by contract. A completed Snow Removal Services Agreement is required before CSE will begin service.
II. PROPERTY REVIEW & CONTRACT PRICING
CSE does not provide formal estimates or quotes for snow removal in the same manner as our construction projects.
Before preparing a Snow Removal Services Agreement, CSE reviews the property to determine whether it is appropriate for our service model and to establish the contracted price.
Property pricing may consider:

Size and configuration of driveways or parking areas;
-
Sidewalks and walkways;
-
Steps and entryways;
-
Property access;
-
Slopes and grades;
-
Obstacles and landscaping;
-
Available snow-placement areas;
-
Manual labor requirements;
-
Location and travel considerations; and
-
Other observable property conditions that may affect the work required.
CSE establishes a property-specific per-storm service price based upon the property and contracted service requirements.
Properties with similar dimensions may have different service prices when their configuration, accessibility, labor requirements, or other conditions differ.
For customers with multiple properties, each property may have its own service requirements and pricing.
III. SERVICE AREAS
The specific areas included in snow removal and/or salt application will be identified in the customer's Snow Removal Services Agreement.
Depending upon the property, contracted services may include:

Driveways / Small Parking Areas
Snow removal and/or salt application to designated driveway or small parking areas.

Sidewalks / Walkways
Snow removal and/or salt application to specifically identified sidewalks and walkways.
-
Steps / Entryways
Snow removal and/or salt application to specifically identified steps, entrances, and entry areas.
-
Other Contracted Areas
Any additional areas specifically identified in the customer's agreement.
Snow removal and salt application do not automatically include the same areas. The customer's agreement will identify which services are being provided to each contracted area.
Areas that are not identified as contracted service areas are not automatically included.
IV. SNOW REMOVAL SERVICE TRIGGER
CSE's standard snow-removal service is generally initiated when approximately 2 inches of accumulated snow is present or when conditions otherwise warrant service under the customer's agreement.
The purpose of the service trigger is to establish when CSE begins its normal snow-removal process. Actual accumulation may vary across a property due to wind, drifting, exposure, and other conditions.
CSE may use reasonable judgment regarding the timing of service based upon actual site and weather conditions.
V. SERVICE DURING CONTINUING STORMS
Snow removal may be performed while a storm is continuing when conditions and the anticipated accumulation warrant additional service.
A continuing storm does not necessarily mean that CSE will immediately return after every additional increment of accumulation.
CSE determines service timing based upon factors including:

Current accumulation;
-
Expected continuation of the storm;
-
Property access;
-
Safety;
-
Route efficiency;
-
Available personnel and equipment; and
-
The amount of additional snow that can reasonably accumulate before another service is necessary.
The objective is to provide practical snow removal while avoiding unnecessary service trips that do not materially improve access.
VI. ADDITIONAL SERVICE VISITS DURING A CONTINUING STORM
The customer's initial per-storm price covers the service described in the customer's agreement.
When continued accumulation requires CSE to return to a property after an initial service, additional service charges may apply when the additional visit represents a separate service effort.
Additional-visit pricing may vary depending upon the amount of additional accumulation, labor required, equipment requirements, travel, and property conditions.
The customer's Snow Removal Services Agreement will establish the applicable terms for additional service visits.
VII. HEAVY, WET, OR UNUSUAL SNOW
Snow-removal pricing is based upon ordinary service conditions.
Snow that is unusually wet, heavy, compacted, frozen, or otherwise difficult to remove may require substantially more labor than ordinary snow accumulation.
Conditions that may affect the work include:

Wet or heavy snow;
-
Compacted snow;
-
Frozen snow;
-
Drifting;
-
Wind-blown accumulation;
-
Snow mixed with ice;
-
Restricted snow placement; and
-
Other conditions that materially increase the labor required.
Where conditions substantially exceed ordinary snow-removal requirements, additional charges or additional service arrangements may apply when permitted by the customer's agreement.
VIII. SNOW BANKS AND PLOW BERM REMOVAL
CSE's standard snow-removal service addresses ordinary snow accumulation within the contracted service areas.
Snow banks or plow berms created by municipal or private snow-plowing operations may be substantially denser and more labor-intensive to remove than ordinary snow accumulation.
The size, density, location, and amount of snow deposited by plowing operations cannot reasonably be predicted before a storm and may vary significantly from one storm to another.
Where substantial snow-bank or plow-berm removal is required, additional charges may apply.
Additional snow-bank removal may involve:

Additional manual shoveling;
-
Breaking apart compacted snow;
-
Additional equipment operation;
-
Relocating accumulated snow;
-
Additional labor; and
-
Other work necessary to restore access.
Where applicable, the customer's Snow Removal Services Agreement will establish how substantial snow-bank removal is charged.
VIIII. SALT & ICE CONTROL SERVICES
CSE Carpentry LLC may provide salt or ice-control services where such services are included in the customer's Snow Removal Services Agreement or separately authorized.
Salt application may be provided to contracted:

Driveways;
-
Small parking areas;
-
Sidewalks;
-
Walkways;
-
Steps;
-
Entryways; and
-
Other specifically identified areas.
Salt application is intended to help reduce ice accumulation and improve traction. Salt application does not guarantee complete melting or elimination of ice, particularly when temperatures, precipitation, surface conditions, or the amount of ice are unfavorable.
1. Salt Included With Snow Removal
Where salt application is included in the customer's contract, the agreement will identify the areas covered and the conditions under which salt application is provided.
2. Additional Salt Applications
Additional salt applications may be necessary when:

Freezing conditions continue after the initial application;
-
Freezing rain or sleet occurs;
-
Snow removal exposes or creates icy surfaces;
-
Existing ice remains after snow removal;
-
Weather conditions cause previously treated areas to refreeze; or
-
Additional treatment is reasonably necessary to maintain access or improve traction.
Where additional salt is required beyond what is included in the customer's standard service, an additional charge may apply.
Where reasonably practicable, CSE will notify the customer before performing an additional billable salt application.
3. Salt Limitations
Salt effectiveness varies based upon temperature, precipitation, surface conditions, existing ice, and other environmental factors.
CSE does not guarantee that salt will completely eliminate ice or prevent all refreezing.
X. ICE, FREEZING RAIN & COMPACTED SNOW
Ordinary snow removal does not automatically include complete removal of ice or frozen precipitation.
Ice, freezing rain, compacted snow, and frozen surfaces may require substantially more labor than ordinary snow removal.
Separate charges may apply for:

Ice removal;
-
Scraping;
-
Breaking up compacted snow;
-
Additional manual labor;
-
Ice-melt application, if offered; or
-
Other specialized work.
Any such services will be addressed in the customer's agreement or separately authorized before additional charges are incurred whenever reasonably practicable.
XI. SNOW PLACEMENT
CSE will place or relocate snow within reasonable areas available at the property.
Customers are responsible for identifying any areas where snow may not be placed, including areas that may interfere with:

Vehicles;
-
Doors;
-
Walkways;
-
Drainage;
-
Landscaping;
-
Utilities;
-
Emergency access; or
-
Other property features.
Where a property has unusually limited snow-storage space, this condition may be considered when establishing the property's contract price.
CSE cannot guarantee that snow will remain within a particular location throughout a storm when continued accumulation requires additional snow placement.
XII. CUSTOMER RESPONSIBILITIES
Customers are responsible for maintaining reasonable access to the contracted service areas.
Customers should, whenever reasonably possible:

Move vehicles from areas to be serviced;

Remove toys, furniture, decorations, hoses, and other movable objects;
-
Clearly identify property boundaries;
-
Keep gates accessible;
-
Identify underground or concealed hazards;
-
Identify areas where snow should not be placed; and
-
Notify CSE of unusual property conditions.
CSE is not responsible for delays or additional work caused by vehicles, personal property, or other obstructions that prevent normal snow-removal operations.
XIII. PROPERTY CONDITIONS & CONCEALED HAZARDS
Customers are responsible for identifying curbs, landscaping, edging, low obstacles, drainage structures, decorative features, and other property conditions that may not be readily visible under snow.
CSE will exercise reasonable care when performing snow removal; however, snow and ice can conceal conditions that cannot reasonably be identified during service.
XIIII. EMERGENCY / EXPEDITED SERVICE
CSE establishes snow-removal routes based upon property locations, storm conditions, employee availability, safety, and equipment requirements.
The standard Snow Removal Services Agreement does not guarantee a specific service time.
An established contracted customer may request emergency or expedited service when an unusual, time-sensitive circumstance requires service outside CSE's normal service sequence.
Emergency or expedited service is not guaranteed and will be provided only when CSE determines that it can reasonably and safely accommodate the request.
An additional emergency or expedited-service charge may apply when the request requires CSE to materially alter its established route or schedule, make an additional trip, or incur additional labor or travel.
The applicable fee will be communicated to the customer before service whenever reasonably practicable.
CSE does not generally provide emergency or one-time snow removal to properties without an active Snow Removal Services Agreement.
XV. PRICING & CONTRACT TERMS
CSE Carpentry LLC establishes snow-removal pricing on a property-specific, per-storm basis.
Because the amount of labor required can vary considerably between properties, CSE does not use a single price based solely on square footage or a standard price applicable to every property.
Before a Snow Removal Services Agreement is prepared, CSE reviews the property and considers characteristics including:

Size and configuration of service areas;
-
Driveways and parking areas;
-
Sidewalks and walkways;
-
Steps and entryways;
-
Property access;
-
Slopes and grades;
-
Obstacles and landscaping;
-
Available snow-placement areas;
-
Manual labor requirements;
-
Location and travel considerations; and
-
Other observable property conditions that may affect the work required.
Based upon this review, CSE establishes a per-storm service price specific to the property or properties covered by the agreement.
Properties with similar dimensions may have different service prices when their configuration, accessibility, labor requirements, or other conditions differ.
1. Multiple Property Accounts
For property management companies and customers with multiple locations, CSE may provide a single agreement covering multiple properties when requested and agreed upon by both parties.
Each property may have its own:
-
Service location;
-
Contracted service areas;
-
Per-storm price;
-
Property-specific conditions; and
-
Additional service provisions.
The agreement will identify the properties, services, and applicable pricing.
2. Additional Services & Conditions
Services or conditions that fall outside the standard contracted snow-removal service may result in additional charges when permitted by the customer's agreement.
These may include, but are not limited to:
-
Additional service visits during a continuing storm;
-
Substantial snow-bank or plow-berm removal;
-
Additional salt or ice-control applications;
-
Ice removal or treatment;
-
Unusual or substantially increased labor requirements;
-
Special equipment requirements; or
-
Emergency or expedited service requests.
The applicable pricing or method for determining additional charges will be established in the customer's Snow Removal Services Agreement.
3. Pricing Changes
Snow-removal pricing is established for the service period identified in the customer's agreement.
If circumstances arise that materially change the scope or conditions of the contracted service, CSE may discuss an adjustment or additional charge with the client before performing work outside the original agreement whenever reasonably practicable.
The final price, contracted services, applicable additional charges, and payment terms are those established in the customer's executed Snow Removal Services Agreement.
XVI. CONTRACT REQUIREMENT
CSE requires a completed Snow Removal Services Agreement before beginning seasonal snow-removal services.
The agreement will identify the:

Service period;
-
Property or properties covered;
-
Contracted service areas;
-
Per-storm pricing;
-
Additional service pricing or provisions, when applicable;
-
Snow-bank provisions, when applicable;
-
Salt and ice-control services, when applicable;
-
Payment terms; and
-
Other applicable terms and conditions.
No deposit is generally required for standard snow-removal contracts.
XVII. PAYMENT TERMS
Private Residents / Individual Property Owners
Invoices will be prepared the day of service or no later than the following day.
Payment is due 7 days from the invoice date.
Property Management Companies
Invoices will be prepared the day of service or no later than the following day.
Property management accounts are billed on a NET 15 basis, with payment due 15 days from the invoice date.
XVIII. SERVICE LIMITATIONS
CSE Carpentry LLC specializes in small-scale snow removal using snow shoveling and snow-blowing equipment.
CSE does not provide:
-
Full-size commercial snow plowing;
-
Large parking-lot plowing;
-
Roadway plowing;
-
Municipal roadway services;
-
Large-scale snow hauling; or
-
Services requiring equipment outside CSE's normal snow-removal capabilities.
Properties that fall outside CSE's service model may be declined during the property review process.
XVIIII. WEATHER, SAFETY & UNFORESEEN CONDITIONS
Snow removal is inherently affected by changing weather and site conditions.
CSE will make reasonable efforts to provide contracted services in accordance with the customer's agreement; however, exact service timing may vary based upon:

Storm duration;
-
Road conditions;
-
Weather;
-
Accumulation;
-
Visibility;
-
Employee safety;
-
Equipment availability;
-
Property access; and
-
Other conditions beyond CSE's reasonable control.
CSE will not require employees to perform snow-removal work when conditions are determined to present an unreasonable safety risk.
XX. CONTRACTUAL TERMS CONTROL
These policies describe CSE Carpentry LLC's general snow-removal practices and customer expectations.
The customer's executed Snow Removal Services Agreement controls the specific services, pricing, service areas, additional charges, and payment terms applicable to that customer.
Where a specific provision of an executed agreement differs from a general policy stated on this webpage, the terms of the executed agreement will govern.
